Long‑Term Stays

Rates

• $1,100 / month — Year‑round rate for all months except June & July.
• June & July: Call for pricing.
• $150 / month — Flat Utilities Fee (electric 30/50‑amp as assigned, water, sewer, trash, Wi‑Fi)
• Taxes/fees added as applicable at checkout.
• First month due at check‑in; future months bill on the same calendar day.

Length of Stay & Transient Use

• Maximum continuous occupancy: up to 180 nights (6 months). No extensions beyond 6 months per registration.
• No residency: Guests may not establish Camp Detour as a domicile (no driver’s license, voter registration, school enrollment, or USPS change‑of‑address to the park).
• Re‑booking after 6 months: A 7‑day gap with no overnight occupancy and a new registration are required before returning.
• We may request proof of a primary residence elsewhere.

Utilities

• The flat utilities fee is part of your monthly charges. Electricity is not billed per kWh for monthly transient stays.
• High‑demand/abnormal loads (external freezers, commercial equipment, crypto mining, etc.) require written approval; extra fees may apply or service may be declined.
• Use only safe, code‑compliant equipment. Persistent tripping or unsafe loads must be corrected immediately.

RV & Site Standards

• Rig age: RVs must be model year 10 years old or newer; older rigs require prior approval with photos.
• RVs must be clean, operable, and well‑maintained. All connections must be sealed and code‑compliant.
• No permanent structures (decks, fences). Tidy outdoor setups (rug, table, folding chairs) are welcome.
• Keep the site neat and free of clutter. Skirting by prior approval only (seasonal/weather reasons).

People, Vehicles & Pets

• Occupancy: Up to 2 adults and 2 children per site unless approved in writing.
• Vehicles: Limit 2 per site. Overflow parking by permit when available.
• Visitors: Day visitors 10am–10pm; overnight visitors must register and may incur fees.
• Pets: Leashed, attended, and cleaned up after at all times. Behavior‑based policy—aggressive behavior is not allowed. Proof of vaccinations may be requested.

Quiet Hours & Conduct

• Quiet Hours: 10:00 pm–7:00 am.
• Be a good neighbor—no excessive noise, lights aimed at others, or nuisance behavior.
• Smoking allowed at your site; dispose of waste properly.

Mail & Deliveries

• Because stays are transient, we do not accept USPS change‑of‑address or forward official mail.
• We do not accept or handle packages or mail for guests. Please arrange delivery to a third-party location (Amazon Locker, carrier access point) or set up a USPS P.O. Box/General Delivery at the local post office.

Payments, Late Fees & Cancellations

• Monthly charges are due on your billing day. A late fee may apply after a 3‑day grace period.
• Unpaid balances may result in loss of gate codes and utilities until paid.
• Monthly rates are discounted for length of stay and are not prorated for early departure after check‑in.
• Except where required by law, payments are non‑refundable once the monthly term begins.

Safety & Compliance

• Obey posted speed limits; watch for pedestrians & pets.
• One RV per pedestal; UL‑listed surge protectors only; no daisy‑chaining cords.
• Use a sewer donut/adapter; keep caps closed when not connected.
• Fires in approved pits/grills only; follow any burn bans.

Prohibited

• Subletting your site or operating a public‑facing business from the site.
• Hazardous materials, illegal activity, or tampering with utilities.
• Aggressive behavior toward guests or staff.

Management Rights

Camp Detour may refuse service or terminate a stay for rule violations, safety concerns, non‑payment, or unlawful activity. We may relocate guests for maintenance or operational needs. Rules may be updated; the version on our website controls.
